  • #HeadsUp! All QBCC Licensees must consider consequential damage to neighbouring property when planning or undertaking a project, particularly if the work involves demolition, excavation, piling or any works which may impact on surrounding buildings. 
The consequential damage provisions under Part 6 of the QBCC Act can apply regardless of any intention, negligence or recklessness of the person carrying out the work, and regardless of the age or standard to which a surrounding building was built or has been maintained. 
Upfront communication with the neighbours, clear documentation of the pre-start condition of potentially affected buildings, and professional engineering advice around risk mitigation measures can help with avoiding costly delays and disputes, and avoidable remediation works. 
Protect yourself by remembering the three C’s;
1. Consult the neighbours – let them know what you’re doing, how you plan to do it, and be upfront about potential impacts;
2. Commission an independent dilapidation report and engineers report prior to commencement of any work on-site;
3. Consider the Consequence – ensure you exercise due care whilst carrying out the works, keeping the protection of neighbouring properties front of mind.

Our first project, #122Roseneath St was designed by @fieldwork_architects in collaboration with @wulffprojects & @icon_developments. A hallmark of the project is a pair of elevated linear parks (pictured no. 3) with native plants that separate the townhouses from the apartments (where Jessie and Cameron live) and provide a series of shady nooks to relax in. ​​

The church is a closed work including a cathedral, a reception house, a display of ethnic and religious products, and a communal house.  There are also orphanages, sewing facilities, brocade weaving, carpentry facilities.
